Do I need to know which mortgage program I want?

No. Start with your goal, how you earn income, the property and your timing. A scenario review can identify which documentation and program questions to explore.

Can a business owner use a conventional mortgage?

Yes, when the documented income, assets, credit and property meet the relevant requirements. Being self-employed does not automatically require a Non-QM loan.

How should I compare two mortgage options?

Compare eligibility first, then written terms using the same borrower, property, loan amount and date. Review the payment, points or credits, closing costs, reserves and relevant prepayment terms.

Is a scenario review the same as applying?

No. A short scenario starts a conversation. A formal application and pre-approval require a separate review and supporting documentation.

Where should I start if I want to refinance or use equity?

Start with the goal and your existing mortgage. Refinancing, a home equity loan and a HELOC have different structures and costs; the useful comparison depends on your situation.
