Can I refinance if my income is complicated?
Potentially. The available path depends on the property, current loan, your documentation and what you want to change. Being self-employed or living on investments does not mean every refinance requires the same records.

- DSCR refinancing: review eligible rental income, property costs, equity and any existing prepayment charge.

What would need to change for me to refinance into a conventional loan?
You must meet the new loan’s requirements at the time you apply, including documented income, credit, equity, property and transaction rules. More consistent earnings or a different debt picture may help. For a rental, a stronger DSCR alone does not establish conventional eligibility.
Compare closing costs, any current prepayment charge, payment changes and remaining repayment time. A future refinance or lower rate is not guaranteed, so the current loan needs to fit your budget on its own.

Equity requirements depend on the new loan, property use, transaction type and current guidelines. Cash-out and rate-and-term refinances may have different limits. Texas homestead home-equity loans have additional requirements; estimated equity is not the same as an approved cash-out amount.
Credit and documentation
The review considers the program’s credit, payment-history and documentation requirements. Streamline options have their own eligibility conditions; they do not mean every borrower or property qualifies.
How soon can I refinance—and does taking cash out change the rules?
There is no single waiting period for every refinance. The review may consider the age of the existing loan, ownership history, payment history, the new loan type and whether you are taking cash out. A prepayment charge is a separate contractual cost, not the same thing as eligibility to refinance.
For example, Fannie Mae generally requires an existing first mortgage being paid off through a cash-out refinance to be at least 12 months old, subject to its stated exceptions. That rule is not a universal requirement for every rate-and-term, FHA, VA or private-investor refinance. Texas homestead home-equity rules may also apply.

Break-Even Analysis
A simple break-even divides refinance costs by monthly savings. If costs are $6,000 and savings are $200 per month, the result is 30 months. Texas 50(a)(6) Cash-Out Requirements
Texas homestead home-equity lending has specific equity, fee, notice, timing and closing requirements. Among them, the 12-day waiting period is measured from the later of the application or delivery of the required notice. Prior home-equity financing can affect the timing and classification of a new loan.
