Texas construction loan triage

Is Your Construction Project Ready for a Loan Review?

A construction file depends on more than credit and income. The lot, plans, builder, contract, budget, contingency, liquidity, occupancy, and timeline must work together. This short screen identifies what is ready and what still needs definition.

What makes a construction file reviewable?

Defined site

Lot ownership, liens, utilities, access, and property eligibility can change the structure.

Qualified builder

Builder experience, licensing, insurance, financial review, and contract form may matter.

Complete scope

Plans, specifications, budget, allowances, contingency, and draw schedule need enough detail for review.

Documented liquidity

Equity, down payment, closing costs, reserves, overruns, and lot value must be separated.

Workable income path

Self-employed and complex-income clients may need earlier documentation analysis.

Realistic timeline

Permits, appraisal, builder approval, underwriting, and closing rarely fit an emergency schedule.
