Real talk: things are moving faster right now. Buyer demand is rebounding. Rates aren't swinging wildly anymore. And closings that would have taken 30+ days last fall are happening in two weeks.
Here's what's actually going on in the market:
Demand is Coming Back
When rates are uncertain, people pause. They wait. They don't pull the trigger. But as rates stabilize — even if they're not dropping — buyers get more comfortable making decisions. We're seeing that shift right now. People are getting serious again about moving.
That means your window to list or make an offer isn't closing. It's opening.
Faster Closes = Less Stress
This is the part I actually care about. A fast close doesn't mean cutting corners. It means good coordination. Clear communication. People doing their jobs well.
We just pulled off a 14-day close on a 21-day contract. Was I nervous? Yeah. But my processor Janie and I stayed locked in, got all the documents in order, and everything came together. The borrowers actually relaxed the last week before closing because they knew it was handled.
That's how it should feel.
Spring Inventory is Moving
If you're thinking about listing this spring, the data shows buyers are looking. Inventory is coming on market, and we're seeing price adjustments happen faster than they did in winter. Sellers who price smart are seeing activity.
If you're a buyer, spring is when inventory actually exists. Not a ton of homes, but enough to have options. And with faster closings, you can actually move on something when you find it.
What This Means for You
Whether you're buying or selling:
- If you're thinking about buying: Get prequalified. When you find a house you want, you move. Don't be the person left behind because you weren't ready.
- If you're thinking about selling: Price right. Spring buyers want value, not fantasy numbers. Your agent knows this better than I do, but the data backs it up.
- If you're refinancing: Rates are stable enough to make a real decision. Run the numbers. Don't wait for a rate drop that might not come.

Off the Clock
It's a good reminder that speed isn't the enemy of quality. Good teamwork is the secret.
On the personal side, I took my daughters Ruthie and Charlie to our 3rd daddy-daughter dance this weekend. Those moments hit different. Work's important, but days like that are why I do this.
