Which refinance paths could fit?
Rate-and-Term
Replace the current mortgage to change its rate, payment, or term. Include closing costs and total interest in the comparison; a lower payment does not always mean a lower lifetime cost.
Cash-Out
Replace your mortgage and borrow against eligible equity. Available proceeds depend on existing liens, closing costs, property value, and the applicable Texas and loan-program requirements.
FHA Streamline
For an existing FHA mortgage, a streamline refinance may offer a different documentation path. Benefits, seasoning, payment history, appraisal, and lender requirements must be checked for the file.
VA IRRRL
For an existing VA-backed loan, an Interest Rate Reduction Refinance Loan may be an option. Costs, benefit, seasoning, and lender requirements determine whether it fits.
